Challenge:

Client Jana from the city of Příbram and her sister inherited a house from their deceased mother. The sisters did not communicate with each other, so Eva and Simona played the role of mediators and each communicated with one sister. Jana did not want to leave the house because she had an emotional connection to it, but she did not have the finances to pay off her sister. Her sister, on the other hand, wanted to sell the house, and quickly, so that she could give the money to her daughter, who was just getting a divorce.

 

Analysis:

The analysis concluded that it would be economically advantageous to repair the property and divide it into three housing units. Mrs. Jana will keep one and the rest will be sold.

Solution:

As a result, we found an investor who bought half of the house from the sister and financed the reconstruction into separate units. Pavel prepared the project and the necessary documentation. The client Jana was left with an apartment with a garden, and her sister helped her daughter buy her own apartment. The investor then, with Martin's help, sold the flats with an annual return of 35%. We solved the whole case in 14 months.

Challenge:

Mr. Jiří approached Eva with a request to secure financing for a construction project for five family houses. Jiří owned the land and his partner, an architect, prepared a plan for the houses. They wanted to manage the entire project themselves -  they just needed to supplement the 12 million crowns that were missing from their budget.

Analysis:

During the analysis, Eva discovered that the project lacked structure. It was not clear whether the seller would be a limited liability company or an individual, or by whom and how the houses would be built. As a result, it was not even possible to think of a way to finance the project.

Solution:

So it had to be thought through all over again. There was a meeting of our tax expert, our lawyer, Eva, Pavel and both owners of the project, during which a plan was devised in two hours: how to conceive the project, how to finance it, how to sell the houses and how much would be needed for taxes. Eva managed to find a procedure whereby the clients obtained a cheap loan for 15 million and at the same time, thanks to her great concept, 5.5 million in taxes were saved. The houses are currently being built. Simona will later create the project's marketing plan, and Martin and Pavel will be in charge of the actual sales.

Challenge:

Eva's long-term client, Markéta, confessed to her that she was struggling financially. She and her husband were under a lot of pressure because they had a loan for a house and an expensive car, and even though they earned enough money, they had to work constantly to pay for everything. Lack of time and constant stress affected the well-being of the whole family.

Analysis:

Eva discussed the situation with Markéta for many hours, and in the end they made a financial balance sheet of the family to find out why the money  was disappearing and what could be done about it. The aim was to relieve the family of financial pressure, so that they did not have to spend so much time at work just because of their financial obligations.

Solution:

Eva prepared a proposal for the family to separate and sell 700 m2 of their extensive garden, and also developed a plan to reduce unnecessary expenses. Michal took it upon himself to review their financial contracts and discovered that the family was unnecessarily paying 6,000 crowns per month for bad contracts that they had gradually entered into over the years. We refinanced the loan for the house, and thereby saved another 4,000 crowns per month. Their financial situation is now in order and there is nothing stopping the family from adjusting their life to better suit their ideas.
